Building-Services Engineering by Sector
Building-services engineering begins with how a development will be used, operated and delivered.
Apex’s target sectors include hospitality, commercial buildings, substantial residential and mixed-use developments, healthcare, retail and specialist facilities. Services are provided across Nigeria with UK-based technical leadership.
Use the operating brief to frame the appointment
A building category is a starting point, not a complete brief. Identify the users, occupancy pattern, operating team, design stage and constraints that the engineering appointment must address.
Hotels & Hospitality
An owner or operator needs the engineering brief to connect guest experience, back-of-house operation and maintenance. Hotel systems should be briefed around the operating model rather than a room count alone.
Commercial Buildings
A developer needs to distinguish base-building services from tenant requirements. The engineering brief should state who owns fit-out interfaces, future capacity decisions and operational responsibilities.
Residential & Mixed-Use
Substantial residential and mixed-use developments need an engineering brief that separates private dwellings, shared amenities and different occupancies. Phased completion also needs responsibilities to be clear between occupied and unfinished areas.
Healthcare
A healthcare brief requires the clinical operator and relevant specialist designers to define facility requirements. General building-services scope must not be mistaken for verified specialist clinical capability.
Retail
Retail engineering involves the relationship between the landlord’s base building, tenant fit-out and the trading programme. A package boundary should show which party provides each connection and who verifies the finished interface.
Data Centres & Mission Critical
A critical-facility project needs an operating brief covering continuity, maintenance, system dependencies and recovery. This sector page frames facility-level questions; electrical design scope is agreed separately and does not imply complete data-centre delivery capability.
Connect the sector brief to engineering services
Review Apex’s engineering services to distinguish consultancy and design, delivery and assurance, and specialist advisory appointments. Confirm specialist responsibilities explicitly; a general MEP appointment does not imply every facility-specific capability.
Prepare the project context
Tell Apex the development type, location, current stage, intended operating model and programme. Identify the immediate engineering decision and any specialists already appointed.
